Late summer is the perfect time to check your roof before the leaves, rain, and colder weather arrive. Here are five signs it might be time to call in a professional or keep a closer eye on things:
1. Missing or Damaged Shingles
Insect for curling edges, cracked shingles, or areas where shingles are completely gone. Exposed roofing can quickly lead to leaks and missing shingles leave surrounding ones vulnerable to wind and water damage.
2. Sagging or Uneven Roofline
Keep an eye out for visible dips in part of your roof or areas that look like they’re sinking as it could mean structural issues or trapped moisture, this can worsen quickly if not addressed before seasonal weather changes.
3. Discoloration or Dark Streaks
Look for dark streaks or patches on your shingles, often caused by algae, mold, or moisture buildup. While some staining is cosmetic, it can also be a sign of trapped moisture that could lead to decay, especially under layers of leaves.
4. Granules in the Gutters
Finding sand-like granules, from your asphalt shingles in your gutters or at the base of your downspouts means your shingles are deteriorating. Without that protective layer, they’re more prone to UV damage, cracking, and leaks.
5. Water Spots in the Attic or Ceiling
Check for stains, damp insulation, or signs of dripping in your attic or on the upper-level ceilings. Leaks can lead to mold growth, structural damage, and high repair costs if ignored.
Even if everything looks good now, late summer is the best time to assess your roof before the falling leaves clog gutters and rainy days test your roof. Spotting problems early can save thousands in repair costs.
